TERMS AND CONDITIONS AGREEMENT

 

1. Booking/Reservations

2. Reservation Deposit
A deposit for one night is required.


3. Security Deposit
There is security deposit for each unit starting $250 and up depending on where you stay. This can be held in cash, credit, or paypal.


4. Included in Full Payment
Includes the rental payment, taxes (13%),  In Miami Florida there is a state mandated tax of 13% for all vacation stays of less than 6 months.


5. Included in the Rent
The rent includes a furnished apartment with internet and cable. Please e-mail for amy special requests.

6. Modes of Payments
Payment is made via credit card, bank transfer, paypal, cash or/and cashier’s checks drawn on local US banks.

7. Taxes
The taxes you pay on Miami Beach vacation properties consist of 13 % (7% Florida State Sales Tax, 3% Miami Beach Resort Tax and 3% Dade County Resort Tax). The properties outside Miami Beach consist of 7% Florida State Sales Tax and 3% Dade County Resort Tax. Taxes will not be charged if property is rented over a 6 month period.

8. Full Payment Due Date
The full payment is due the first day of your stay as well as the security deposit.


9. Cancellation
72 hour cancellation requirement for full refund except for holidays, big events, and/or weekends (weekends include Friday, Saturday and Sunday. This means if you cancel your trip and it falls on a weekend you will lose you reservation deposit.


10. Parking
There is parking for free at all properties.


11. Pet Cleaning Fee
No CATS. There is a $120 non refundable fee. You must have the proper paper work proving your pet has the correct shots and vacinations. Florida State has a lease law were the animal must be on a leash at all times outside as well Dade County does not permit certain animals so please call in order to confirm your pets legality.

12. Smoking
NO SMOKING inside the units- $250
There are certain units that permit smoking


13. Check In/Check Out
Check in time is at 3:00 P.M. Check out time is at 11:00 A.M. Should the vacationer fail to vacate the property at the proper time, an additional day will be charged to the vacationer’s credit card.

14. Walk Through In / Out
At check in you will read and sign the Inventory Checklist.  The Inventory Checklist itemizes the contents of the apartment and verifies that they are in good working order when you arrive if you have any problems please email enjoysouthflorida@gmail.com

15. Number of Guests
Please call because there are units that house one to ten people.


17. Days Not Used
No refund or credit will be given in whole or in part for days not used resulting from late arrival or premature departure.

18. Insurance
We strongly recommend that you take out a comprehensive travel insurance policy at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, injury, death, loss of baggage and personal items, cancellation and other travel contingencies. South Florida Real Estate Inc. is not liable for injury sickness, death, stolen items that directly or indirectly occur to any of its clientel.
